Buildings and services that report for themselves

Offices, hotels and commercial sites run on equipment, energy and people on the move. LIOMO connects them so operations teams can see what is happening and act before tenants or guests notice.

Context

Many assets, many systems, one team

Commercial operations cover a wide range: office buildings, hotels, managed facilities, service companies and sites that combine several uses. What they share is a lot of equipment to keep running, from heating, cooling and lighting to lifts, pumps and kitchens, and a small team expected to keep it all working for tenants, guests or customers.

Much of that equipment can already report, through a building management system or its own controller, but the data tends to stay there. Energy bills arrive monthly with little detail, faults are reported by occupants, and service vehicles and technicians are coordinated by phone. The opportunity is to connect what already exists, add sensing where there are gaps, and give the team one place to work from.

Challenges

What makes it hard

  • 01

    Energy without detail

A monthly bill shows what a site used, but not which building, floor or system used it, or when.

  • 02

    Reactive maintenance

Faults in plant and equipment are often found by occupants first, which costs time and reputation.

  • 03

    Fragmented systems

Building management, access, parking and booking systems each run separately, with no shared view.

  • 04

    Service teams on the move

Technicians and service vehicles travel between sites, and their location and time on site are hard to confirm.

Applications

How LIOMO applies

Each commercial project is designed around the site and the systems already in place. Service fleets run on LIOMO Fleet, our own platform; the other areas are delivered as projects.
  • Energy Management Systems

    Energy by building and system

A LIOMO project can add sub-metering and read existing meters and building systems over protocols such as Modbus or BACnet, showing consumption by building, floor and system, and highlighting use outside occupied hours.

  • IoT Solutions

    Equipment and room monitoring

Sensors for temperature, humidity, air quality, leaks and equipment status can be added where the building management system does not reach, with alerts routed to the right person.

  • Smart Parking

    Staff and visitor parking

Bay sensors or entrance counting can show available spaces, support allocated and visitor parking, and give managers a record of how the car park is used.

  • Fleet Management

    Service vehicles and technicians

For service companies and facilities teams, LIOMO Fleet shows where each vehicle is, records arrivals and departures at customer sites through geofences, and separates work trips from private use.

  • We typically build integrations and dashboards that bring building, energy, parking and service data together, so the team works from one view rather than several.

Illustrative scenario

Illustrative scenario: a city-centre hotel

This is an illustrative example, not a client project. It shows how the four stages could apply to a hotel with guest rooms, a restaurant kitchen, a plant room and an underground car park.

Illustrative example, not a client project

  1. 01

Connect: what exists and what is missing

The building management system and main meters are connected, sub-meters are added to the kitchen and plant room, and sensors are fitted to cold rooms and car-park bays.

  2. 02

    Collect: readings from every system

Energy, temperatures, equipment status and parking occupancy flow into one central store, each reading time-stamped and linked to its location.

  3. 03

    Understand: patterns and problems

The operations team sees energy use by area and time of day against occupancy, and is shown cold rooms and equipment drifting outside their normal ranges.

  4. 04

    Act: fixes before guests notice

Maintenance is alerted to faults as they develop, plant schedules are adjusted to occupancy, and reception can tell arriving guests whether parking is available.

Outcomes to aim for

Outcomes to aim for

  • Energy use you can act on

Consumption broken down by area and system, with use outside occupied hours made visible.

  • Fewer complaints

Faults found by monitoring rather than by tenants or guests.

  • Better use of space

A record of how car parks and spaces are used, to inform allocation and planning.

  • Service work on record

Vehicle trips and site visits recorded by the system rather than reported after the fact.
